n2 & Nova Place SW1

This complex of three buildings forms the final part of a master plan on Victoria Street, London SW1, for LandSec. The design comprises a variety of different types of workspace housed in three quite different buildings. n2, a 17 storey steel-framed mid-rise office block, initially gained planning consent in 2016 along with Nova Place, an L-shaped, lower form that acts as the edge of a city block. Immediate neighbours include the listed Victoria Palace Theatre; its new fly-tower; the neighbouring Duke of York Public House; Sutton House (a listed 1930s Pawn Brokers that will be reconstructed); and a 4 story ventilation shaft serving the Victoria Line tube station beneath our site (the project is sat above a number of complex Underground Constraints, including a number of sewers). These proposals represent the final iteration of a series of designs undertaken by Lynch Architects for this site since 2007, and supersedes the planning consents gained by us for these sites in 2009, 2012 and 2016. An East-West pedestrian route runs from Belgravia to Cardinal Place, with a series of new public spaces designed in collaboration with muf architecture/art and J+L Gibbons. The project is a few hundred metres to the west of The Zig Zag Building and Kingsgate which we also designed for Landsec, and completed in 2016. This design gained planning consent in July 2019, and construction of n2 commenced in 2020. The building was "Topped-Out" in May 2022, and Practical Completion was achieved in June 2023. It is fully let with record rental levels for Victoria. We are shortly re-commencing work on Nova Place, which should be completed in 2027.
